About the role
Skyline Interiors designs and builds commercial interiors — law firms, asset managers, tech offices and the occasional flagship showroom. We are small enough that the project manager is genuinely in charge, and established enough that our clients come back for their next lease event.
We are hiring a senior PM to run two concurrent Grade A office projects, one in Central and one in Kowloon East. You will take the job from post-award through to defects sign-off: programme, subcontractor procurement, landlord and building management approvals, site supervision, commissioning and handover.
The hardest part of this job in Hong Kong is not the building work. It is the landlord's fitting-out guide, the lift booking, the after-hours noisy works window, and the FSD and BD submissions that determine whether you hand over on time. We want someone who has been burned by all of that and knows how to front-load it.
What you'll do
- Run two concurrent fit-out projects from post-award to defects rectification and final account
- Build and own the programme, including landlord approvals, statutory submissions and long-lead procurement
- Procure and manage subcontractors and suppliers; chair weekly site and coordination meetings
- Handle landlord, building management and consultant liaison — fitting-out submissions, insurances, permits to work
- Coordinate E&M, IT, AV and furniture packages so commissioning does not collapse into the final week
- Control cost and variations, and give the commercial team an honest forecast every month
- Lead handover, snagging, O&M documentation and the client's move-in weekend
What we're looking for
- Degree or Higher Diploma in Building, Construction Management, Architecture or Building Services
- 10+ years in commercial fit-out with at least 4 as the lead PM on projects above HK$20 million
- Fluent Cantonese and strong English — you will present to expatriate corporate real estate leads and manage a local supply chain
- Detailed knowledge of Hong Kong landlord fitting-out procedures and BD, FSD and EMSD submission requirements
- Valid Green Card and a track record of running an incident-free site
Nice to have
- Registered Minor Works Contractor experience or familiarity with the Minor Works Control System
- WELL or BEAM Plus Interiors project experience
- MHKIS, MCIOB or PMP
