About the role
Goldpeak Properties develops and holds commercial and residential assets across Hong Kong. The Cost & Commercial Management team of fourteen sits client-side: we appoint the consultants, we run the tenders, and we are the ones who have to defend a variation to the board.
The immediate assignment is our Kai Tak mixed-use scheme — two office towers, a retail podium and a serviced residence, currently at superstructure with a GMP contract in place. You will lead the commercial workstream for the podium and retail fit-out packages, managing the external QS consultant rather than doing every take-off yourself, and you will own the change control process that keeps the contingency honest.
You will report to the Commercial Director and work daily with the project management team, the design managers, and the main contractor's commercial lead. There is a second scheme in Tseung Kwan O reaching tender in early 2027 that you would pick up alongside.
What you'll do
- Lead pre-contract cost planning, estimating and tender documentation for major works and fit-out packages
- Manage the external QS consultant and challenge their measurement, valuation and cost reporting
- Administer the GMP contract — pain/gain assessment, provisional sum resolution, change control
- Assess contractor variations, EOT claims and loss and expense submissions, and prepare the client position
- Produce monthly cost reports, cash flow forecasts and final account projections for the board pack
- Advise the design team on buildability and cost implications before drawings are frozen, not after
- Drive final account settlement on completing packages within the agreed commercial envelope
What we're looking for
- Bachelor's degree in Quantity Surveying, Construction Management or Building Studies
- MRICS or MHKIS (QS division) — chartered status is required for this level
- 8+ years post-qualification, with client-side or main contractor experience on projects above HK$1 billion
- Deep knowledge of the Standard Method of Measurement (HKSMM4) and the standard forms of building contract used in Hong Kong
- Business-level English and Cantonese — board papers in English, site meetings in Cantonese
Nice to have
- Experience administering a GMP or target cost contract client-side
- Familiarity with CostX, Cubicost or a comparable digital measurement tool
- Exposure to BEAM Plus or LEED cost implications
